3. Executive Director’s Report: Kristy Senatori will report on recent staff work and participation in meetings across Cape Cod, including their work on the 2025 Draft Regional Policy Plan and its fifteen accompanying Technical Bulletins and the One Cape conference held on September 16-17, 2025.
4. Approval of prior meeting minutes: 8/14/25 Cape Cod Commission Meeting; 8/28/25 Regional Policy Plan Subcommittee Meeting; 9/4/25 Regional Policy Plan Subcommittee Meeting; 9/3/25 Falmouth Road Market Subcommittee Hearing
5. Public Hearing and Potential Vote on Falmouth Road Market Development of Regional Impact: The Cape Cod Commission will hold a virtual public hearing on the following Project continued from September 3, 2025. The Project has been referred to the Cape Cod Commission as a mandatory Development of Regional Impact (DRI) pursuant to Sections 12 & 13 of the Cape Cod Commission Act, as amended. At the hearing, the Cape Cod Commission will discuss the following project and may vote whether to adopt a draft decision and either approve or deny the proposed Development of Regional Impact.

• Project Owner: Shellback Development LLC 
• Project Location: 647 Falmouth Rd, Mashpee, MA

• Project Description: The Project proposes to construct a building and associated site improvements for use as a specialty grocery store.
